Adding a rooftop pool counts as a rare feature, reserved for a handful of ultra-prime projects. Its feasibility depends on the building's structure, load capacity, waterproofing, co-ownership rules and the required permits, with the application needing to detail the water treatment system and discharge control measures required under Monaco's regulations.
On the most ambitious projects, buyers may also look into adding private lift access, subject to the same technical and administrative feasibility. These additions remain the exception on this segment, not the norm.
